The Sustainable Fund

Sustainable Property Investment Fund (“Sustainable”) is a commercial property fund structured as a Portfolio Investment Entity (PIE).

Sustainable’s purpose is to acquire and hold value-add commercial properties that we believe have the potential to provide outsized capital gains as well as regular, reliable, and superior income opportunities for our investors.

Properties are acquired or disposed of as and when opportunities present themselves, with consideration given to a range of property specific, financial and fund level considerations. Property considerations include add value opportunities, Weighted Average Lease Term (WALT), creditworthiness of tenants, physical quality, and location. Financial considerations include investor return, property yield, free cash flow, and purchase price. At a fund level we consider portfolio diversity, interest cover, leverage, and the overall affect on WALT and distributions.

Since inception we have delivered an annual compounding return to investors of 13% (inclusive of capital growth and distributions, assuming re-investment of distributions and, before tax).

Over the medium term we are targeting to exceed (after fees and pre-tax) the NZX All Real Estate Index and our performance threshold of the 10 Year NZ Government Bond rate plus six percent (+6%).

Sustainable Property Holdings Limited is the parent company for the Sustainable Property brand. Sustainable Property Management Limited is the Manager and General Partner of Sustainable and is a wholly owned subsidiary of Sustainable Property Holdings.
